A South Bend, Indiana man wants to build a 104-room hotel at 257 Simarano Dr. in Marlborough, according to the special permit application he submitted to the city council Monday.
A special permit is necessary because the 3-acre parcel just off Interstate 495 is zoned industrial. It will be several weeks before a hearing is scheduled, according to Stephen Reid, Marlborough's zoning enforcement officer.
The parcel is on the market for $675,000.
Cheraq Patel of Indiana said he would buy the property if his plans for the hotel are approved. Patel has applied to a build the yet unnamed hotel in the midst of several business campuses at and around Simarano Drive, Campus Drive, Puritan Way and Crane Meadow Road.
Patel said the hotel brand has not been determined yet, but it will be a multi-million dollar, business-oriented hotel.
Most of his other hotels are in northern Indiana and southwest Michigan, where he has built Holiday Inn Express and Hilton Garden Inn franchises among other brands.
"I wanted to expand to the East Coast and Marlborough is one of a number of sites I've looked into," Patel said.
He hopes to break ground this year if the project is approved, he said.
The owners of the land are listed as 257 Simarano LLC - whose officers are Eric O'Brien and David Stubblebine - and Brighton Properties LLC of Lexington, whose officers are listed as David and James Stubblebine.
O'Brien is an owner of O'Brien Commercial Properties Inc., a Berlin-based real estate firm. The Stubblebines are owners of the Stubblebine Co. of Lexington, a commercial real estate firm.
O'Brien and the Stubblebines could not be reached for comment.
