While single-family home prices in Worcester County remained relatively steady in January, the number of home sales dropped significantly.
The number of home sales in Worcester County dropped 29.9% in January compared to January 2022, and year-over-year sales dropped 32.6% statewide, according to data released Wednesday by Peabody-based research firm The Warren Group.
The average price of a single-family home sold in Worcester County in January was $385,000, compared with $375,000 last January.
“The 2,379 single-family home sales marked the fewest number of transactions for the month of January since 2011 and the lack of inventory is mostly to blame,” Cassidy Norton, Warren Group associate publisher and media relations director, said in a Wednesday press release. “Add in the fact that interest rates are nearly double what they were a year ago and the rising cost of consumer goods, and we can expect sales numbers to continue their downward trend in the coming months.”
The North Worcester County cities of Fitchburg, Leominster, and Gardner saw a combined 25.4% decrease in January sales year-over-year, while the city of Worcester dropped 20.5%.
The median price of a home in the city of Worcester in January was $355,250, up 1.5% over January 2022.
