While Massachusetts saw home sales increase 38 percent in November, parts of Central Massachusetts outpaced the state average, according to data by The Warren Group.
Fitchburg saw strong gains of 57 percent, however the median price tumbled 24.4 percent, from $122,900 to $92,900.
In MetroWest, Natick also had large gains in the number of sales, growing more than 46 percent year-over-year, from 26 sales in November 2011 to 38 this year. The median price was also up 11.2 percent, to $427,000.
Gains were more modest in Framingham and Worcester. Sales in Worcester increased 13.6 percent, to 92 sales in November with the median price rising 5.7 percent to $161,750. Meanwhile, Framingham saw a 16.1-percent improvement in sales, up from 13 to 36. The median price jumped 3.6 percent to $284,950.
The Warren Group reported an average increase in median prices in the Bay State of 2 percent in November, up to $275,000.
