Natick franchise operators of national private preschool chain opening Sudbury location after $2.6M purchase of former synagogue

The owners of a Natick location of the Primrose Schools, a national private preschool franchise, have purchased a former Sudbury synagogue for $2.6 million with the intent of opening another Primrose location at the site. 

Duckies Park LLC, a Sudbury-based entity managed by Lonnie and Suzanne Cohn, purchased 225 Boston Post Road in a deal finalized on Nov. 1, according to Middlesex South Registry of Deeds records. 

The Cohns operate the Natick location of the Primrose Schools, according to the company’s website. Headquartered in Georgia, Primrose has more than 500 locations nationwide, with each school independently owned and operated by franchise owners. 

The plan to modify the property to accommodate the school was approved by the Sudbury Planning Board during its June 26 meeting, according to meeting minutes. Renovations will include the addition of a new play area and modifications to the parking lot and driveway. 

The property was sold by Congregation B’Nai Torah, which closed in 2023 and saw B’nai Torah MetroWest in Wayland established as a successor to the nearly 50-year-old congregation, according to JewishBoston.com

The congregation purchased the property for $300,000 in 1997, according to Town of Sudbury property records. The 2.36-acre property, now featuring a 10,697-square-foot building, was given a tax assessment value of $2.5 million in 2024.

Roark Capital, a Georgia-based private equity firm which has owned the Primrose Schools brand since 2008, was considering selling the franchise for nearly $2 billion as of May, according to Reuters
