Berlin daycare, gas station sold for combined $8.8M

Two properties in Berlin which are part of the Riverbridge Village development have been sold for a combined $8.83 million by the Berlin-based firm behind the project.

The two properties, one a 0.89-acre parcel containing a gas station and convenience store at 64 River Road West and the other a 1.2-acre parcel containing a daycare facility at 71 River Road West, were sold in two separate transactions on Dec. 17, according to Worcester District Registry of Deeds records. 

The properties were sold by an entity managed by Riverbridge North, the commercial development real estate company tasked with redeveloping the 112 acres of former farm land surrounding the South Berlin rotary near the small town’s exit on Interstate 290. Since 2009, Riverbridge North has led efforts to create a walkable mixed-use village in the area, featuring multi-family residences, retail stores, and other amenities, according to its website. 

The daycare center at 71 River Road West was sold to Nakos Realty, a Tewksbury-based firm, for $3.87 million. Built in 2013, the 12,766-square-foot building was given a tax assessment value of $1.44 million for 2024, according to Town of Berlin property records.

The 10-pump gas station located at 64 River Road West was sold to Tewksbury-based Gorika Realty for $4.96 million. Constructed in 2011, the gas station operates under the Nouria brand and contains a Dunkin’ location. The property was given a tax assessment value of $1.42 million for 2024.

Both buying entities are managed by Alexandros and George Nacropulos of Tewksbury. 

In addition to residential buildings, the gas station, and the daycare center, other businesses in the Riverbridge Village development include a 105-room hotel and an outdoor adventure park.

Once a small farming community, Berlin’s population has climbed 16.1% since the creation of Riverbridge Village, growing from 2,949 in 2009 to 3,425 in 2023, according to United States Census Bureau estimates.
