A Hudson property owner and developer is proposing to renovate a historic factory building on Tower Street and construct new residential buildings on 16 acres of underutilized land for 196 apartments.
According to project documents, the project is estimated to raise the property’s value from about $4.1 million to about $31 million, bringing in an estimated annual tax revenue of over $1 million compared to the current $110,686.
The three existing buildings, totaling 183,000 square feet, were built in 1902 for the LaPointe Machine Tool Company.
Currently, the buildings are occupied by Plastic Molding Manufacturing, Danis Properties, Maynard Tool & Equipment, EMT Co. and Fresh Start Furniture Bank.
George Danis, owner of the property since 1989, has struggled to attract businesses. He moved his own company, Plastic Molding Manufacturing, to the site from Leominster, but only 67% of the site is occupied.
The project, dubbed 34 Tower Street Apartments, will be comprised of three new four-story mid-rise apartment buildings containing 44 units each and an existing three-story brick building will be converted into 64 units.
A one-story addition will be added to the north end of that building to replace an existing one-story structure. That part will add a commercial component to the project, like a market or coffee shop with a patio space.
Other amenities will include a swimming pool, fitness rooms, meeting rooms, basement storage and laundry rooms.
The units will be an exact split of single and two-bedroom units.
