Framingham properties purchased for approved 176-unit mixed-use project

An affiliate of Boston developer Boghos Properties purchased parcels of land totaling $3.6 million to build an approved 176-unit mixed-use development in Framingham.

Boghos affiliate 16 South Street, LLC purchased property at 358 Waverly St. for $1.5 million from the Ferullo family in February. On June 26, the developer purchased 380 Waverly St. and 16 South St. for $2.1 million from Worcester-based Edward M. Kennedy Community Health Center, according to the Middlesex South Registry of Deeds. The sale includes a portion of the property at 354 Waverly St., but will not affect the health center.

The project was approved on Nov. 17 according to documents filed by the Framingham Planning Board. The six-story building will include amenities, nearly 3,000 square feet of retail space, and garage parking.

The project will also set aside 10% of the units for affordable housing in accordance with Framingham’s inclusionary zoning ordinance.

Boghos Properties is not a stranger to Central Massachusetts. The developer got the nod from the Worcester Planning Board to build a 210-unit apartment building on Hemans Street in March 2022. That development property was sold in September to SMC Management Corp. of Watertown.
