A 12,800-square-foot plaza in Leominster which houses a D’Errico’s Market butcher shop franchise was sold by D'Errico's owner Rodrigo DeOliveira for $3.35 million, DeOliveira confirmed in a phone call.
The franchise will remain open at the plaza, DeOliveira said.
Known as Applebrook Crossing, the plaza is located at 1123 Central St. along Route 12 in Leominster. It includes 1.5 acres of land and 70 parking spaces. Other tenants besides D'Errico's include a day spa called The Claw Shop and a physical therapy center called Joint Ventures.
The property was sold to an entity registered to Emad Benyamin of Shrewsbury, who in 2016 made a bid at a bank auction to purchase the now-demolished Greendale Mall in Worcester.
DeOliveira, who took over ownership of the 75-year-old business from his father, turned a $1 million profit in the sale, as he bought the property in August 2020 for $2.35 million. DeOliveira purchased the property through a separate real estate business, unrelated to his D’Errico’s locations.
The plaza property is assessed by the City of Leominster at $1.8 million.
The Leominster shop opened in fall 2021 as D’Errico’s third location, on top of two Worcester stores on East Central Street and Cambridge Street. A fourth location is slated to open in Sturbridge.
