Plan to turn former Guild of St. Agnes site into 48 apartments seeks update

A four-building, 48-unit residential complex is planned for a former site of Guild of St. Agnes nonprofit at 133 Granite St. in Worcester, according to an application to the Worcester Planning Board.

The project was approved in June 2019, but the applicant is now requesting to amend the site plan to consolidate two of the buildings into one lot.

Robert Buonato, president of Framingham-based Balgove Limited Partnership, submitted the application. The architect on the housing project is Beals + Thomas of Southborough.

The existing buildings, which were used for religious, educational, and charitable purposes, according to the planning board’s agenda, are set to be demolished. The plan includes 96 parking spaces, or two spaces per unit.

The nearly six-acre property was sold to Balgove by the Chatholic Charities of the Diocese of Worcester for $200,000 in January 2020, according to the Worcester South District Registry of Deeds.

The Guild of St. Agnes nonprofit has operated since 1913 and primarily provides early education and child care. Its headquarters are at 19 Harvard St. in Worcester, and it still has a location at 129 Granite Street.

The proposed amendment to Buonato's development plan is set to be discussed at the planning board’s Nov. 10 meeting.
