MetroWest office vacancy rates were a mixed bag in the fourth quarter, according to Perry Brokerage Associates of Boston.
Rates worsened slightly in Framingham and Natick, which combined had a vacancy rate of 11.6 percent. That rate in the third quarter was 11.2 percent.
In the Boroughs — Marlborough, Northborough, Southborough and Westborough — the vacancy rate improved from 16.4 percent to 15.9 percent. The four-town region's office market has struggled in the last 12 months, losing 104,000 occupied square footage, according to Perry. Those communities lost 75,000 square feet in the fourth quarter alone.
Framingham and Natick have been on a relative upswing, adding just 18,000 square feet of occupied space in the past year, Perry said.
Rental rates, meanwhile, stayed largely flat in Framingham and Natick at $32.56 per square foot. The average rent in Greater Boston's western suburbs was $33.14, carried in large part by high prices in Waltham, Newton and Needham.
