MetroWest home sales rise on low inventory

Single-family home sales rose in many MetroWest communities in February, including Marlborough, Natick and Milford, as inventory in many cities and towns remained low, according to the Boston real estate analyst firm The Warren Group.

Prices in Natick rose by 17 percent to a median of $553,150. In Milford, prices rose 19 percent to $340,000.

Sales fell in some communities for the month, including Northborough, where prices were down 26 percent to $345,500, and Westborough, where prices dropped 19 percent to $455,000. Prices can fluctuate each month on year-to-year sale prices when relatively few sales are recorded.

In the meantime, communities registered few sales. Only two homes sold in Ashland, and fewer than 10 in Milford, Hopkinton, Northborough, Westborough, Southborough, Sudbury and Hudson. Natick's 12 sales were a drop of nearly one-third from a year prior, and Southborough fell by the same rate.

Statewide, the number of sales fell by 2.5 percent from the previous February.

At the same time, median single-family home prices rose in February by 6.4 percent to $340,000, according to The Warren Group. February marked 23 straight months of year-over-year growth in prices statewide.

Among the larger MetroWest communities, the largest median prices were in Sudbury ($855,000) Hopkinton ($593,500), Natick ($553,150) and Ashland ($473,250). Framingham had the most sales at 21 for the month, while prices fell 8 percent to $400,000.
