The median price for a single-family home in Massachusetts hit $630,000, an all-time high for the month of August, as the Central Massachusetts single-family market saw little change since August last year.
Worcester County saw 653 home sales in August, the same exact amount seen in the same month in 2023. Middlesex County saw 907 sales, compared to 889, according to data released Tuesday by The Warren Group, a Peabody-based real estate research firm. The median price rose 5.8% in Worcester County over that time period, from $450,000 to $476,000, while the median price in Middlesex County rose 0.3%, from $810,000 to $812,111.
“Massachusetts single-family home sales in August were marked by continued price growth, with the median price hitting $630,000 — a 5% increase compared to last year and a new record for August,” Cassidy Norton, associate publisher and media relations director of The Warren Group, said. “It’s also the fifth month in a row that the median price has stayed above $600,000, showing just how resilient the market has been.”
The city of Worcester saw 87 sales in August, compared to 85 sales in August 2023. The median price rose from $405,000 to $420,000, a 3.7% increase.
Fitchburg saw 33 sales, an increase from 23 sales last year, with a median price of $380,000, an increase of 2.7% from $370,000.
Leominster saw a decrease in sales, from 34 to 26, with a median price of $475,000, a 16.9% increase from the $406,450 seen in August 2023.
The median price fell slightly in some prominent municipalities in MetroWest, as Framigham’s median fell 0.6% from $654,000 to $650,000 and Natick’s median fell 7.1% from $974,000 to $905,000. Framingham saw 55 sales in August, up from 44 last August, while Natick saw 36 sales, up from 29.
Overall, Massachusetts has seen 27,376 home sales so far in 2024, up 1.1% from the 27,091 seen at this point last August.
