Framingham $60M apartments win New England project of the year

Before it's even built, a 196-unit apartment building going up in downtown Framingham has won the New England project of the year by the agency Smart Growth America.

The project, called Alta Union House, was cited as a transit-oriented development, with its site just a few minutes' walk from Framingham's commuter rail stop, and for its developer, Atlanta-based Wood Partners.

Alta Union House, a five-story building with a six-story parking garage, is being built across Concord Street from the Downtown Common on a site to stretch from Kendall Street to Howard Street. The $60-million project will include 2,800 square feet of retail space.

The project, which was built with the help of $6.3 million in tax subsidies, according to the city, is one of a series underway or proposed in the neighborhood. Since the neighborhood was rezoned in 2015 to encourage new housing, nearly 900 units of housing have been permitted downtown, according to the city.

To the north, on the other side of Kendall Street, Framingham developer VTT Management has been approved for 60 residential units. The developer has also proposed 75 units and retail space at the intersection of Union and Proctor streets.

On the other side of the commuter rail station, a project has been approved at 59 Fountain St. with more than 250 residential units in both a renovated mill building and a new four-story building by 59 Fountain Framingham LLC of Newton. Just to the south of downtown, a 16-unit, three-story building is nearing completion at 68 South St. by Charles Zammuto of Newton.

Also on the horizon is a 270-unit project in a six story building that's been approved at 266 Waverly St. called Modera Framingham.
