FedEx Corp. has expanded its warehouse and distribution operation in Northborough by 162,700 square feet and now occupies the entire 343,000-square-foot building at 1 Beeman Rd.
According to Richards Barry Joyce & Partners LLC, the Boston-based commercial real estate broker that represented landlord MM Industrial Beeman Road LLC in the transaction, the lease renewal and expansion is one of the largest in Greater Boston this year.
FedEx operates a FedEx SmartPost warehouse and distribution facility from the Beeman Road location. The company renewed its lease for 180,200 square feet there and signed on to lease the building's remaining 162,700 square feet.
Test preparation materials publisher Triumph Learning previously leased the 162,700 square feet into which FedEx will expand.
The building is close to Interstate 495 and has access to the railroad, as well.
At the end of the second quarter, the I-495 West commercial real estate market consisted of 6.2 million square feet of warehouse space and was 22 percent vacant, according to RBJ.
