A 40-acre Shrewsbury winery property sold for $2M

A Shrewsbury winery property was sold for $2 million on Friday, according to the Worcester District Registry of Deeds.

The owners of Broken Creek Vineyard and Winery, Preusse Enterprises LLC sold their 40-acre property at 614 South St. in Shrewsbury to Worcester-based Skaff Estates LLC. Skaff Estates is registered to members of the Skaff family at 334 Grafton St. in Worcester, a Mobil gas station and convenience store owned by Skaff Petroleum, Inc.

The property features five acres of vines, two tasting rooms, and a 2,495-square-foot single-family home, according to a listing with Coldwell Banker Realty of Northborough.

Winery owner Eric Preusse told MassLive in May he and his wife Peggy had been seeking a buyer since 2020 and were looking to retire. They bought the property in 2010 for $625,000. 

Preusse is a former Raytheon Technologies engineer and recruiter for Kforce, a Florida-based staffing agency, who started making wine as a hobby and grew that hobby into a full-time business, producing 300 cases of wine a year, according to a 2018 UMass Lowell Magazine article. 

The new owners signed an affidavit acknowledging the property is subject to the provision of Massachusetts General Laws Chapter 61A dictating that the property be used for agricultural or horticultural purposes.

The $2-million price is listed on the property deed. That property purchase price may or may not include additional considerations for the business or equipment.
