$7 million Westborough sale advances plan for 700 homes

A long-planned redevelopment of the former Westborough State Hospital is closer to reality after a closing of a $7 million sale of the site.
The property, which was owned by the town, was bought by Atlanta home builder Pulte Homes.
The most recent plans call for demolishing the site's existing buildings and constructing 14 buildings with 700 over-55 housing units, according to the town.
Demolition permits have been granted, but not permitting for the new units, according to the town's building department.
The development, called Del Webb Chauncy Lake, doesn't yet have a timetable for construction, according to Pulte, whose purchase closed last month. The company has advertised designs for the development that show four-story buildings with identical looks to other Pulte develops in greater Boston.
Construction is underway with the first residents expected in early 2020, according to Pulte. A sales office is expected to open in March.
Homes in Del Webb Cauncy Lake will range from one-bedroom units just under 1,000 square feet to two-bedroom units of nearly 1,500 square feet. The development will include a 14,000 square-foot clubhouse for residents, and underground parking for each building. Prices haven't yet been set.
The 37-acre former hospital site on Lyman Street on the Northborough town line was voted by the town to be sold in 2016. The Westborough Board of Selectmen signed transaction paperwork in November, and the site closed last month.
The former hospital has 43 structures with a total of 550,000 square feet, according to the state, which closed the site in 2010.
Pulte's area residential developments include Brooksmont and Holliston Woods in Holliston, Legacy Farms in Hopkinton and Highcrest at Meadow Walk in Sudbury.
