Yatco Energy buys permitted land from WooSox co-owner for $2.5M, plans gas station

Marlborough energy and retail company Yatco Energy has purchased a permitted site in Worcester formerly owned by a co-owner of the Worcester Red Sox, in order to build a gas station and convenience store.

The location at 75 Quinsigamond Ave. was formerly a John J. Nissen Baking Co. bakery.

The $2.5-million deal was completed on Monday, according to the Worcester District Registry of Deeds.

Neon Marketplace, a subsidiary of Rhode Island real estate firm Procaccianti Cos. won approval to build a gas station and convenience store at the site in 2022 after the Worcester City Council shot down a proposal to ban additional construction of gas stations in the city.

The Rhode Island company terminated the deal after receiving all the permits, according to Michael Jacobs, principal at Worcester real estate firm NAI Glickman Kovago & Jacobs, who represented the seller in the deal. The permits were included in the sale to Yatco.

Construction is expected to begin in early April, with the facility opening in the third quarter, according to Jacobs.

Yatco confirmed to WBJ its intention to build a gas station and convenience store via an email.

This will be the 10th Yatco retail location in Central Massachusetts. The company operates 18 locations, including wholesale and retail gas facilities, according to Yatco’s website.

The seller was a corporation registered to WooSox co-owner James Skeffington, Jr., who bought the property in 2020 for $1 million. Skeffington purchased properties near the site for $600,000.

Yatco is currently owned by Tarek Yatim. The Yatim family owned its first gas station in Worcester on Lincoln Street. Within a year, the family opened a second on Park Avenue.

The property at 75 Quinsigamond Ave. is assessed by the City of Worcester at $1.1 million.
