Worcester County home prices rose 11% in January

Prices continued to climb throughout Central Massachusetts and MetroWest in January as the number of home sales also increased, according to the latest reporter from Peabody real estate data firm The Warren Group.

In Worcester County, the number of sales for single-family homes grew by 6.8% year-over-year to 503 with the median sale price climbing 11.3% to $285,000. Condo sales in the county also performed strongly, with 122 sales at a median price of $219,450, a year-over-year increase of 7% and 11.4% respectively.

The city of Worcester actually saw a slight decline in condo sales, down to 20 from 22, and single-family home sales, down to 69 from 70 year-over-year, however prices remained strong. Median home prices were up 6.9% year-over-year to $256,500 and condo prices leaped 43.6% to $178,750 for January. Auburn single-family home sales were down 27.8% year-over-year to 13 in January, although prices were up 11.6% to a median of $280,000.

Natick was the MetroWest standout in sales for January, with a year-over-year increase of 50% in single-family home sales to 27 at a median price of $735,000, a massive 1,600% increase in condominium sales with 17 condos sold at a median price of $549,900.

The strong performance in Central Massachusetts was in line with the state’s performance overall, with an 8.1% increase in the number of single-family home sales in the state in January at prices up 6.8% over January of 2019.

“The median sale price of $393,000 marked an all-time high for the month of January, and if this is any indicator, we can expect 2020 to be another record-setting year for Massachusetts real estate,” said Tim Warren, CEO of The Warren Group.
