Two parcels located at the intersection of Route 20 and Millbury St. in Auburn sold in two unrelated transactions for $2.3 million and $1.7 million.
The first purchase of 319 Washington St., which is also Route 20, is tied to a proposal for a two-structure self-storage facility scheduled to be heard Tuesday by the Town of Auburn Planning Board. The proposal is on behalf of Triton Storage, LLC, a Delaware corporation.
The nearly nine-acre parcel of land at 319 Washington St. was bought on Feb. 28 by Delaware corporation TSP 1 MA LLC for $1.7 million. The corporation is based in Big Bear City, Calif., according to the deed.
A $9-million loan by Pentucket Bank of Haverhill associated with the site was signed for by Big Bear City-based Triton Storage Partners Co-founder and Managing Partner James Hanrahan, according to the Worcester District Registry of Deeds.
The seller was R & I Real Estate Development of Clinton. The property is assessed by the Town of Auburn for $546,400.
An abutting property at 317 Washington St., which is the location of a Santander Bank branch, sold on April 4 for $2.3 million to 317 Washington Holdings, LLC, which is registered to Steven Dubler of New York City.
The seller was M. Hill Companies of Milford, which last purchased the property from R & I Development, LLC of Clinton in 2015 for $2 million.
The property is assessed by the Town of Auburn for $1.3 million.
The land from which the two properties were created was purchased in 1985 by R & I Development, LP of Clinton for $265,000.
