A property in Sutton containing flex warehouse space has been sold for $3.1 million to a Concord-based corporation.
The sale of the property, which is located at 12 John Road, was finalized on Wednesday, according to Worcester District of Registry of Deeds records. It was sold to 12John LLC, a corporation listing ASP Sutton LLC as its manager. ASP Sutton is a corporation whose management includes two of the co-founders of Arris Partners, a Concord-based real estate firm sharing an address with ASP.
The property was sold by MIG-Acton LLC, an Acton-based corporation that obtained the property after it was transferred to the company in August 2021 from a different corporation sharing management with MIG. That corporation, EPC Holdings 992, purchased the property in March 2021 for $1.98 million, according to Town of Sutton property records.
The one-story building located on the property was constructed in 1989 and contains approximately 32,000 square feet of space. The Town of Sutton gave the property a fiscal 2024 tax assessment value of $1.81 million.
Arris Partners has been involved in a number of real estate purchases in the Central Massachusetts region since its founding in 2017, including a July 2023 purchase of 104 Gold St., a 3.3-acre industrial property located in Worcester, and a July 2021 purchase of three industrial properties in Leominster.
Northern Machinery Sales, a current tenant of 12 John Road in Sutton, plans on staying at the location, according to a statement from a representative of the company when reached by the WBJ via phone on Monday.
