Boston-area developer Winterspring Capital LLC is proposing a 111,766 square-foot mixed-use development at 5 Madison St. in Worcester, according to a Worcester Planning Board public meeting notice.
The proposed building will feature 110 residential units, approximately 1,937 square feet of commercial space, and a 41-space parking area according to a letter submitted to the planning board by Joshua Lee Smith of Worcester law firm Bowdich and Dewey.
Winterspring Capital was founded by Nick Earls and Eric DiNicola. According to the company’s website, it is a real estate investment company that advertises passive income opportunities through real estate investing. The firm and its affiliate PWN Development, specialize in multifamily developments, both new construction and property conversion. The company has several current and past projects in the Greater Boston area.
The lot is across from the former Registry of Motor Vehicles at 611 Main St. which is being sold in a bidding process beginning on Nov. 11.
A public meeting on the application will be held at the next Planning Board meeting on Nov. 2.

Very exciting! I'm all for bringing more people to our great city of Worcester! This parcel of land has been terrible for years .
