Worcester-based Civico Development has proposed a plan to convert an industrial building into mixed-income apartments at 98 Beacon St. in Worcester.
Civico plans to redevelop the four-story 38,610-square-foot industrial building into 55 market-rate and affordable units, according to a zoning variance application filed with the Worcester Zoning Board of Appeals by Mark Borenstein, an attorney with Worcester law firm Bowditch & Dewey.
The developer is seeking relief from a requirement that the structure have a 5-foot front yard setback. To comply with the requirement, the building would need to be demolished and a new building constructed, according to the application.
The matter is on the agenda for the zoning board of appeals’ April 24 meeting.
The 98 Beacon project is part of a larger mixed-income adaptive-reuse development in the neighborhood including four mill buildings on Lagrange St., which would be converted into 63 affordable and workforce apartments.Â
The Lagrange Street mill conversion, which will be developed by Civico in partnership with Boston-based Rees-Larkin development, was approved by the Worcester Planning Board in 2021.
