Margaret Kidder, Fidelity Bank

Margaret M. Kidder has been named senior vice president of residential investment development lending at Fidelity Bank in Leominster. Kidder is an expert in residential construction lending and hopes one day the construction approval process is less of a hassle for builders in the state.

Q: What challenges do you see in your new position?
A: The biggest challenge and the most fun aspect of my role as residential development lending financial designer is to help clients make informed investment and financing decisions in a manner consistent with sound banking practices. This is especially important given the current economic environment. I am also looking forward to introducing our LifeDesign approach to more multi-family real estate investors in the greater Worcester area.

Q: What's your favorite thing about Central Massachusetts?
A: Having lived in Central Massachusetts my whole life, I love the diversity of being able to go to the city, stay in the country, go the ocean and of course, the great people who live and work here.

Q: How far is your commute to the office?
A: This is the closest commute I have ever had in my professional career. Fifteen minutes, tops!

Q: What could local and state governments do to make things better for your business?
A: I believe that Massachusetts should be more builder- and developer-friendly and make the approval process less lengthy and cumbersome for builders to go from raw land to finished lots. Massachusetts has a need for new workforce housing; the length and expense of acquiring buildable land is often a detriment to affordable new home construction.

Q: What's the best way to keep your energy and motivation up when you're having a long day?
A: I start most days on a spin bike for one hour. That gets my energy going for the day. Other than that, one of the things I love about my job is that every day, there is something new that comes up.

Q: Do you have any hobbies outside of work?
A: Reading, boating, traveling - Aruba is the favorite destination - and playing with my grandkids.

Q: What's on your to-do list for the next couple of days?
A: New business development opportunities; putting together a new residential construction proposal; and finalizing a term sheet for a large residential multifamily loan request.
