A seven-unit commercial condominium project on a long vacant lot at 807-815 Main St. was approved by the Worcester Planning Board in its Wednesday meeting.
The project, proposed by Main South Community Development Corp. is designed to help members of underserved Worcester communities own the storefronts their businesses occupy, thereby building generational wealth, said CDC Executive Director Steve Teasdale, who spoke with WBJ on Thursday morning.
The organization is working with the Main South Business Association to help attract local business owners to the project. Local businesses will be given priority access in order to promote economic power and equity in the area.
The Main South Community Development Corp., represented by Todd Rodman of Worcester law firm SederLaw, presented plans for the project, which will consist of five retail units and two food service units. Plans were provided by Dixon Salo Architects of Worcester and Graves Engineering of Worcester.
The lone public comment was from Harrison Levitsky, representing Beacon Pharmacy on Main Street. He expressed concern for local businesses who had been using the vacant lot for parking.
Now that the project has passed the planning board, Main South Community Development Corp. Teasdale hopes to accept construction bids in late August and break ground in September.
The organization has secured financing for the project with help in part from MassDevelopment, the UMass Memorial Health Community Investing Program, and American Rescue Plan Act funding.
MassDevelopment awarded $950,000 to Main South Community Development Corp. The project aims at providing small business owners an opportunity to build equity through by offering affordable lease-to-own units.
The property is owned by F-Z Realty & Holdings LLC of Worcester, an entity registered to Frank Zitomersky. The lots at 807-815 Main St. and 3 Benefit St. are assessed by the City of Worcester for a combined $473,200.
