A 5.3-acre industrial lot along Goddard Memorial Drive in Worcester sold for almost $9.6 million to Criterion Group LLC, a New York real estate firm with other recent investments in Worcester, according to the Worcester County Registry of Deeds.
The property is located at 140 Goddard Memorial Dr., across the street from Amazon Logistics’ 177,000-square-foot delivery station. It includes roughly three acres of usable land, according to a listing on LoopNet. Since the e-commerce giant moved in next door, the assessed value of 140 Goddard Memorial has skyrocketed $9 million, per Worcester’s assessors’ data.
The seller on the deed is 140 Goddard Memorial Drive LLC, who bought the property for $750,000 in 2013. That corporation is registered to Michael O'Hara, who works at real estate consultants O’Hara-Buthray Associates in Worcester, according to filings with the Massachusetts Secretary of the Commonwealth. The company was not involved in the sale.
Criterion Group LLC, the most recent buyer of the property, has made several other large acquisitions over the past months, including a $12-million Worcester warehouse formerly leased to Primetals Technologies and Worcester Showcase Cinemas, which Criterion bought for $9 million.
The company was unavailable for comment on the Goddard Memorial Drive sale.
The deal closed Nov. 15, per the deed, and was brokered by Worcester-based Kelleher & Sadowsky Associates, Inc.
