Jefferson Mills, an adaptive reuse residential project by Bluestone Residential, opened on Thursday, bringing 34 apartments to Holden.
The former Jefferson Manufacturing Co. complex consists of two buildings on 2.67 acres at 1665 Main St. in Holden’s Jefferson neighborhood, according to a Monday press release from Bluestone.
“These apartments provide a crucial housing infusion for this area, with more units set to come online in just two more years. Importantly, the phased approach of this project allows for a deep investment across this whole footprint and thoughtful design to rehabilitate a historic center of Holden,” Bluestone Residential Principal Daniel Stroe said in the press release. “This is the type of investment that creates community, changes a place for the better, and brings history back to life.”
The grand opening marks the completion of Phase 1 of the project. Phase 2 will begin within the next few weeks and will consist of 29 more apartments - a mix of 1-, 2-, and 3-bedroom units.
Based in Worcester, Bluestone Residential partnered with state agency MassDevelopment and Fidelity Bank of Leominster, which provided a $6.1-million loan for the project. Bluestone purchased the site in September 2021 for $650,000.
“Bluestone Residential is focused on finding gems like this Jefferson Mills site, full of potential and in need of vision, investment, and local support. We found that magic combination here in Holden with the support of Fidelity Bank, MassDevelopment and Town Manager Peter Lukes and the town’s staff,” Bluestone Residential Principal Timothy Adler said in the press release. “We have had great success with projects like this in Central Massachusetts and this ribbon cutting today marks just the first phase of a beautiful future project.”
Bluestone has developed three other adaptive-reuse projects, all in Worcester: the Torrey Factory Lofts, the North Village Lofts, and the Norwich Lofts.
