The real estate property housing a Price Chopper grocery store in Gardner has sold for the second time in seven months, this time at a 30% mark-up from late last year.
The new buyer is Simrah Gardens, a firm whose manager is registered as Thomas Wickstrom of Whitinsville, in a deal closed July 16. Simrah Gardens paid $14.9 million for the property.
The seller was Realty Income, an investment firm based in San Diego with a national portfolio of properties including locations for 7-Eleven, Dollar General, Walgreens and other retailers. The firm owned 59 properties in Massachusetts as of the end of June. When it bought the Price Chopper property in December, it paid $11.4 million.
The commercial property with the Price Chopper at 560 E. Main St., which was built in 2012, has changed owners now three times in six years. Realty Income bought the site from CIM Group, a Los Angeles real estate investor, which paid $14.5 million for the site in 2014.
The 11-acre site was last assessed by the City of Gardner at just over $4 million.
