Preliminary construction has begun at a long-vacant lot at 5 Madison St. in Worcester, the future site of a six-story, 110-unit apartment building first proposed in October 2022.
Watertown-based SMC Management Corp. has begun to prepare the site for the laying of the building’s foundation, with the company receiving a building permit on Sept. 24 for demolition, excavation, and foundation work at the site ahead of the issuance of a full building permit, according to City of Worcester permit records.
SMC took over the project originally proposed by Boston-area developer Winterspring Capital, purchasing the parcel for $3 million in August 2023. The company is planning 110 market-rate units at the site, along with 1,937 square feet of commercial space and 41 parking spaces.
The property at 5 Madison St. is located behind the future site of the Creative Hub Community Arts Center, expected to open in 2025.
SMC owns and operates a number of residential and commercial properties across the country and has completed more than 150 development projects, according to its website. The company did not respond to a WBJ request for more details on the project or its expected completion date.
