A swath of vacant land in Leicester sold for $2 million on Wednesday and will likely be developed into an industrial warehouse, according to Will Kelleher, principal at Worcester-based Kelleher & Sadowsky Associates, Inc., which was the exclusive sales agent on the deal.
The parcels located at 90 and 92 Huntoon Memorial Highway in Leicester were bought for $1.8 million by an entity registered to Richard High, the president of development at John M. Corcoran & Co., which is headquartered in Braintree. A different entity, also registered to High at JMC’s address, bought 94 Huntoon Memorial Highway, which is a 28-acre parcel of land, on the same day for $200,000, according to the Worcester South District Registry of Deeds.
In a sale listing by Kelleher & Sadowsky, a conceptual option for a warehouse shows a 272,000-square-foot facility with 285 parking spaces. Conceptual plans for the property are still in the works, Kelleher said, but a warehouse is the most likely use at this time.
“The play will be a sizable industrial facility to accommodate the growing needs of e-commerce companies, biomanufacturing, and general warehousing,” Kelleher said in an email.
The lots are primarily zoned as business-industrial and are located within the Town of Leicester Marijuana Facility Overlay District, according to the listing.
The buyer, JMC, in January purchased a $2-million property in Lunenburg where the firm is constructing a 370,000-square-foot industrial facility.
All three properties in Wednesday’s deal were sold by the Sigels. The 94 Huntoon Memorial parcel was sold by a trust called the Sigel 1988 Grandchildren’s Trust, and the other two parcels were sold by an entity registered to Robert Sigel of Mashpee.
The land is located between Stafford and Clark streets about four miles from the southwestern border of Worcester. The Town of Leicester assesses all three properties at just under $200,000.
