Worcester warehouse sold to Winchester cabinet company owner for $600K

A four-story warehouse on Suffolk Street in Worcester has been sold for $600,000 to the owner of a Winchester kitchen design studio and workshop. 

The 21,803-square-foot warehouse, located at 50 Suffolk St., was sold in a deal finalized on Monday to DPAC Suffolk Street Real Estate LLC, according to Worcester District Registry of Deeds records. 

DPAC is managed by Douglas Prohn, according to the Massachusetts Secretary of the Commonwealth records. Prohn is an owner of Bespoke of Winchester, a kitchen design firm specializing in cabinetry, countertops, appliances, and fixtures, according to the company’s website.

The property was sold by 50 Suffolk St. Partners LLC, a Worcester-based entity operated by Ezra and Nathan Mamiye of New Jersey. The pair purchased the property for $620,000 in September 2022.  

The warehouse was constructed in 1917 and is 75% leased, according to Loopnet, a real estate listing website. Current tenants include L.B. Wheaton camera shop and Worcester Slitting & Manufacturing Co., according to Google Maps listings. 

Although they share a rear parking lot, the warehouse is a separate property from neighboring 36 Suffolk St, which is occupied by Westerman Store & Restaurant Equipment, and 54 Suffolk St., occupied by Cocoon Graphix screen printing company. 

The property was given a tax assessment value of $339,900 in 2024, according to City of Worcester property records.
