The Southbridge multi-family real estate market remains active, as a Worcester-based realtor has bought five residential buildings there for a combined $1.83 million.
The five buildings, located at 11 Brochu St. and 135, 138, 139, and 142 Mechanic St., were purchased in two separate deals finalized on Thursday, according to Worcester District Registry of Deeds records.
The properties at 138 and 142 Mechanic St. were purchased by Mechanic Street Investments LLC, while 11 Brochu St. and 135 and 139 Mechanic St. were purchased by 508 Realty Investments. Both entities are managed by Javier Velez, owner of 508 Realty, a Worcester-based real estate office.
The properties were sold by Gregory Cormier of Southbridge.
All of the buildings are three-family residences, with the exception of 11 Brochu St., which is a single-family house, according to Town of Southbridge property records. Combined, the properties were given a tax assessment value of $1.7 million in 2024.
Southbridge has seen a number of multi-family property sales in the last six months, including the $4.8-million sale of two apartment buildings in May and the $8-million sale of 11 apartment properties in June.
