The median price of a home sold last month in Worcester County rose by $15,000 compared to last September, while the median price of a home sale in Middlesex County rose by $44,400.
The data was released by real estate information publishers The Warren Group on Monday. Statewide, the number of single-family homes for sale decreased in September to its lowest since 2014, the group said.
The were 1,008 single-family sales in Worcester County this September compared to 1,036 last September. The median price last month was $260,000, up $15,000 from September 2016's median price of $245,000.
In Middlesex County, the median price of home sales last month eclipsed the halfway to $1-million mark at $502,459. That number is up $44,000 from last September’s $458,003.
Those high prices likely caused the decline in overall home sales in Middlesex County, as 753 homes were sold this September compared to 816 last September.
For the year to date, both counties saw a similar supply-and-demand trend. Home prices are up in Middlesex and Worcester counties by 7 and 6 percent at $517,500 and $259,000, respectively.
Statewide, the dynamics of supply and demand caused median single-family home prices to jump 9.34 percent from last September to $362,200, the group said.
“This will likely continue through the end of this year as sales slow in the fall and holiday seasons,” said Cassidy Murphy, editorial and media relations director of The Warren Group. “Come the spring hopefully the supply of homes and condos for sale will increase and bring some stability, but for now, it’s definitely a seller’s market.”
