Single-family home prices continued to climb in and around Worcester in March, according to a monthly report from Peabody real estate data firm The Warren Group.
In the city of Worcester, median single-family home prices were up 15.5%, increasing from $265,000 to $306,000 in March, compared to the same month in 2020. Year-to-date, that figure is up 20.6%, increasing from $257,000 to $310,000, according to the report.
The number of sales was up slightly, with 87 transactions recorded for March, compared to 85 transactions a year prior, an increase of 2.4%. Year-to-date figures were up 7.1%, in turn, with 241 sales recorded compared to 225 a year earlier.
Across Worcester County, median single-family home sale prices were up 15% for the month of March, compared to the same period a year earlier, increasing from $300,000 to $345,000.
Year-to-date was similarly up, with the median single-family home price coming in at $335,00, compared to $285,00 by this time last year, an increase of 17.5%.
The number of single-family home sales in March were slightly down for Worcester County, though, with 532 sales recorded in March compared to 547 during the same time period last year, an decrease of 2.7%. That’s at odds with a slight year-to-date increase of 3.1%, with 1,520 sales recorded so far in 2021 compared to 1,475 during the same time period a year prior.
Statewide, sales and prices for single-family homes continued to rise. Across Massachusetts, the median single-family home sale price increased 14.4% to $460,000, up from $402,000 in March 2020. That figure marks a new all-time high for the month of March, according to The Warren Group. It also marks the 14th month in a row that median single-family home prices were above $400,000.
