Worcester home prices surged 15% in August

The median sale price for single-family homes in Worcester surged 15.1% in August, compared to the year prior, according to a new report from Peabody real estate data firm The Warren Group.

That spike is on par with trends across the state, where sale prices lept 14.3%. The median single-family home price throughout Massachusetts in August reached an all-time high at $480,000

In Worcester, the median sale price for August came in at $290,000, compared to $252,000 the year prior. The median year-to-date sale price was up 9.6%, coming in at $275,000 compared to $251,000 during the same time period in 2019, according to the Warren report.

Sale numbers, however, were down for the city. There were 125 single-family home sales in August, compared to 131 in 2019, reflecting a 4.6% decrease. Year-to-date, that figure is still down 12.4%, with 723 single-family homes reported so far in 2020, compared to 825 by this time in 2019.

Across Worcester County, median single-family home sale prices were up 10.2% for August, logged at $260,000, compared to $236,000 during August 2019. Year-to-date median sale prices were similarly up 10.5%, reflecting an increase from $217,000 in 2019 to $239,750.

Sale numbers were also slightly lower in Worcester County. There were 216 single-family home sales in August, compared to 224 in 2019, reflecting a 3.6% decrease. In turn, year-to-date sales were down 4%, with 1,238 reported so far, compared to 1,289 the year prior.
