Worcester-based developer Eastland Partners is proposing two rental housing projects in Grafton totaling 256 units.
Two representatives from the residential development firm spoke to the Grafton select board on Tuesday, outlining plans for projects off Pleasant Street and Upton Street.
Pleasant Commons would be located at 59 Pleasant St. and include 104 units across four residential apartment buildings. The units would consist of 12 three-bedrooms, 60 two-bedrooms, and 32 one-bedrooms.
Miscoe Hills development at 116 Upton St. would have 152 units across six apartment buildings. There would be 18 three-bedroom units, 88 two-bedrooms, and 46 one-bedrooms.
A quarter of the proposed units would have reduced rates for Grafton residents and employees making 80% of the median income, which would be about $63,000 annually for a household of two.
The property manager for the complexes would be Wingate Properties, a Newton-based company which manages properties throughout eastern U.S., mainly centered in New England.
The proposed complexes would be Local Initiative Program projects, a Massachusetts state program which allows towns to have a greater role in working with developers on affordable housing projects. Eastland Partners estimated the projects will yield $1 million in real estate tax revenues.
Eastland Partners specializes in acquisitions, development, and investment for residential real estate. It has developed condominium, apartment, and single-family home complexes in Millbury, Upton, and Uxbridge, as well as its other Grafton development, a 31 single-family complex called Elmrock Estates.
This is the second large-scale LIP project proposed in Grafton in the last month. In February, a Westborough developer proposed a 300-unit LIP complex on Snow Road including apartments and townhouses.
