Landlord and property developer Michael Ermani has added six Plantation Street neighborhood properties to his Worcester portfolio, following a $4.12-million purchase from the estate of late business owner John DiIorio.
The transactions, finalized on Aug. 28, saw Ermani’s Premier Investment Properties purchase six adjacent parcels, according to Worcester District Registry of Deeds records.
The purchase included two apartment buildings at 4 Plantation Terrace containing 12 units, along with two single-family homes at 341 Plantation St. and 1 Plantation Terrace. Both homes are approximately 1,000 square feet.
Ermani’s transactions included the 6,421-square-foot building containing D'lorio's Hair Salon at 335 Plantation St. and 333 Plantation St., the 1,086-square-foot site of Back to Balance Massage Therapy and Wellness Services. Rounding out the transaction was 337 Plantation St., the site of a 4,500-square-foot parking lot.
D'lorio's Hair Salon will continue operating following the property sale, as the transaction was only for the land and the building, not the business itself.
The six properties were given a combined tax assessment value of $3.12 million in 2024, according to City of Worcester property records.
The properties were sold by the estate of John DiIorio, who founded John’s Barber Shop in 1954, a small barber shop that eventually evolved into the 25-chair D’Iorio’s Hair Salon. DiIorio passed away in 2023, according to an obituary posted to the website of Mercadante Funeral Home & Chapel in Worcester.
Ermani previous purchases in Worcester since 2021 include a 30-unit apartment complex at 31 Caroline St., a 48-unit complex at 441 Sunderland Road, and the former site of Chioda's Trattoria at 631 Franklin St., which Ermani plans on turning into a 24-unit apartment complex.
