The single-family housing market is still suffering in Worcester County and across the state in June, but data shows an improvement over the downward trend earlier in the year.
Worcester County single-family home sales in June were down 18% from June 2022, compared with being down 27% year-over-year in May, according to data in a Tuesday press release from Peabody research firm The Warren Group.
Year-to-date sales in Worcester County were down 25.3% through June.
The median sale price continues to creep up, rising 4.6% to $455,000, compared to June 2022 to.
Prices in Worcester County are rising at a much faster rate in 2023 than statewide, rising 5.2% in the first half of the year versus 1.9% statewide.
The median price of a single-family home sold so far in 2023 in Massachusetts is $555,000, and it was $612,250 in the single month of June.
“Single-family homes in Massachusetts have never been less affordable,” Cassidy Norton, Warren Group associate publisher and media relations director, said in the press release.
Real estate agents told WBJ in June they expected a late start to the season after a very rough first quarter. They said the low number of sales and high prices were mainly due to a lack of inventory, especially among more moderately priced homes.
