The median sale price for single-family homes in Worcester County surged 17% in September, compared with the same month a year prior, according to a new report from Peabody real estate data firm The Warren Group.
In September, the median sale price for a single-family home in Worcester County was $349,950, compared to $299,000 in September 2019, according to the report. The year-to-date median sale price was also up by 10.3%, coming in at $320,000 compared with $290,000 during the first nine months of 2019.
The number of single-family home sales in Worcester County were up 9.5% in September, with 842 sales logged in September, compared with 769 sales during the same time last year. That said, year-to-date sales were down slightly, with 6,106 logged sales in 2020 so far, compared to 6,342 the year prior, a drop of 3.7%.
“Historically in September we start to see a significant slowdown in single-family home sales, but this proved not to be the case in 2020,” said Tim Warren, CEO of The Warren Group, in a statement.
Warren said the momentum may spill over into the fall market as buyers take advantage of low mortgage rates and working from home.
Trends in Worcester proper reflected trends around the county. In the City of Worcester, the median sale price for single-family homes in September was $300,000, an 18.6% increase from $253,000 during the same month last year. Year-to-date median sale prices were up 11.1%, coming in at $280,000 compared to $252,000 during the same time in 2019.
Sales also increased 11.6% in Worcester for September, with 144 recorded sales compared to 129 during the same month a year prior. Year-to-date sales remained down by 9.1%, however, with 867 recorded so far in 2020 compared to 954 recorded by this time last year.
