Single-family home sales were up 28.2% in Worcester County in December, compared to the same month in 2019, according to a report from real estate data firm The Warren Group, of Peabody.
In total, there were 890 sales recorded for the month in the county, compared to 694 during December 2019. Year-to-date sales were up 2.4%, increasing from 8,584 to 8,788.
The median sale price for single-family homes was up 13.2% across the county, coming in at $331,750, compared to $293,000 a year earlier. Year-to-date sale prices were similarly up, increasing from $290,000 to $325,000, an increase of 12.1%, according to The Warren Group.
The number of single-family home sales in the City of Worcester also increased dramatically, logging an increase of 61.7% for December, compared to a year earlier, according to The Warren Group. In total, 152 sales were recorded, compared to 94 a year prior.
Year-to-date sales were up slightly, increasing from 1,290 to 1,310, an uptick of 1.6%
Median sale prices in the city were also on the rise, with the median sale price for the month coming in at $297,450 compared to $261,750 in December 2019, an increase of 13.6%. Year-to-date median sale prices were up 11.8%, rising from $255,000 to $285,000.
City and county trends were largely on par with trends statewide, according to The Warren Group.
“In the wake of the first COVID-19 lockdown way back in March, single-family home sales took a nosedive for the entire second quarter,” said CEO Tim Warren, in a statement. “If you told me back then that by the end of the year that the total number of sales would surpass 2019, there’s no way I would have believed you… yet here we are. Another record-setting year in the books for Massachusetts real estate.”
