Single-family home sales in Worcester County dropped by more than one fifth in June compared to the same month the year prior, according to a recent report from Peabody real estate data firm The Warren Group.
Some 727 single-family homes were sold in June, compared to 927 single-family home sales that took place in June 2020, reflecting a 21.6% decrease. Year-to-date sales are down 9.1% compared to the same period last year, dropping from 3,750 to 2,407.
At the same time, the median sale price for June 2019 and June 2020 remained exactly the same, coming in at $315,000, according to The Warren Group’s report. Year-to-date median sale prices increased 7.5%, however, rising from $280,000 to $301,000.
These figures reflect similar trends across the state. Throughout all of Massachusetts, single-family home sales were down 23.4% in June, compared to June 2019. Year-to-date sales were also down 13.7%. Statewide, the median sale price for single-family homes also continued to rise in June, up to $440,000 from $429,000, reflecting a 2.6% increase. Year-to-date, that number is up 5.1%, rising from $395,000 to $415,000.
In the city of Worcester, the sale numbers are more stark, with sales on single-family homes down 40.4% in June compared to June 2019, and the year-to-date sales down 16.5%.
The Worcester median sale price, by both metrics, is up 8%, rising to $282,000 in June compared to $261,000 in June 2019. Year to date, the median sale price rose from $250,000 to $270,000, according to the report.
