Worcester County home prices up 3.6% in May

Worcester County home sale prices rose 3.6% last month to a median of $285,000, according to the latest numbers released Wednesday by The Warren Group, a Boston real estate data firm.

Prices in Worcester County remain a bargain compared to the state median of $410,000, which is carried in large part by Suffolk County, which includes Boston, and Middlesex County, which includes many of the Boston region's most expensive suburbs like Cambridge.

Statewide, the median price for May marked an all-time high for the month, according to The Warren Group.

In Worcester city, sales rose 4.4% last month to $247,950. In Framingham, prices rose by 10.7% to $476,000, and in Leominster, prices fell by 5.8% to $275,000.

Among other larger Central Massachusetts communities, prices in Fitchburg rose by 5.1% to $205,000. Prices in Natick rose by 2.5% to $610,000, and prices in Milford climbed by 9.2% to $391,950.

Median prices in the most exclusive towns climbed toward $800,000.

In Wayland, median sales in May hit $782,000, while Sudbury averaged $780,000 and Sherborn $779,000.

The rate of sales in Worcester County was up 6.3% for May compared to a year ago but was flat for the first five months of the year. In Middlesex County, the number of sales rose 9.2%.

The rate of sales statewide increased 7.3% from a year ago.
