The median price in June of a single-family home in Massachusetts reached $610,000, while that figure for homes in Worcester County rose 9.4% year over year to $432,050, according to data released Tuesday by Peabody firm The Warren Group.
“This is the first time that the Massachusetts median single-family home price has ever exceeded the $600,000 mark. Keep in mind that it was only 14 months ago when the median price of $500,000 was exceeded for the first time. I doubt we’ve seen the end of it,” said Tim Warren, CEO of The Warren Group via press release.
This comes as the number of sales in Worcester County in June dropped from 987 in 2021 to 786, a decrease of 20.4%, compared with a statewide decrease of 11.5%.
Most Worcester County cities and towns with more than 10 sales in June experienced a decline in number of sales and an increase in median sale price of single-family homes year over year in June.
Some communities in southern Worcester County are exceptions, with Auburn, Dudley, Oxford, Sturbridge, Upton, and Uxbridge all selling more homes in June this year than last. However, of these, only Auburn saw a modest decrease in median sale price year over year, while the number of June sales increased from 14 to 21.
Lancaster is another outlier with sales increasing from 11 to 14 in the month of June, but the median sale price dropped by 16.7% and stayed almost flat comparing year to date vs. the same time period in 2021.
