Two parcels of undeveloped land totaling 20 acres sold in Littleton for $1.75 million, according to the Middlesex South District Registry of Deeds.
The property was purchased by an entity registered to Vitas Management & Development Cos., a commercial real estate agency based in North Andover.
The seller was CDK-MEL, LLC, which registered to the address of Gebsco Realty Group, headquartered in Sudbury.
The land is part of a 24-acre Class B office park called Monarch Technology Park at 1 Monarch Dr. in Littleton. The park also includes a 109,000-square-foot office building, but that was not sold as part of the deal.
The office building which neighbors the recently sold land includes tenants such as SANBlaze Technology and research and development company KEA Technologies, Inc. The park is located less than a mile from an Amazon last-mile distribution center, which began construction in 2021 next to the intersection of I-495 and Route 2.
The park last sold in its entirety, including the office building, in 2013 for $8.1 million, and the sale before that, in 2006, was $6.5 million. The Town of Littleton assesses the property at $9.3 million.
CORRECTION: A previous version of this story stated the sale included the 109,000-square-foot office building, resulting in the sale price being well under the assessed value. Both of these statements were incorrect. The sale only included parcels of undeveloped land.
