The Worcester Zoning Board of Appeals will vote Wednesday night on whether to push forward a seven-story, 216-unit apartment complex on Hemans Street, according to the board’s agenda.
The application is for 0, 9, and 19 Hemans St., 7 Hemans Court and 40R Milton St. Those addresses are all vacant lots with the exception of 19 Hemans St., which contains a single-family home slated for demolition, according to the agenda.
The developer is seeking approval from the Zoning Board to be exempt from the minimum parking requirement in the area in order to construct 329 parking spaces. The city requires 2 spaces per residential unit, so the proposed project would mandate 432 parking spaces if not approved for exemption.
The developer is Boghos Properties, LLC, which is registered to Raymond Boghos of Topsfield. Another corporation registered to the same address under the name Nabil Boghos submitted plans to the Worcester Planning Board earlier this year to remove Hemans Court from the official map of the city.
A third corporation registered to the same address bought 9 Hemans St. and a parcel on Milton Street in 2015 for $650,000. The properties were transferred to Nabil Boghos in September 2020.
Hemans Street is located next to Fairmont Park just north of Worcester Polytechnic Institute and south of Indian Lake.
