A total of six residential properties in Northbridge, Uxbridge, and Douglas have been sold for a combined $3.95 million to a trio of entities.

The properties were sold in a deal finalized on Sept. 13, with Blackstone Valley Apartments LLC selling the five parcels to WPS Northbridge 30 LLC, RSU Investments LLC, and Sairu LLC, according to Worcester District Registry of Deeds records.

Blackstone Valley Apartments is a Boston-based entity managed by Jason Depardo of Florida. Depardo is a software executive who purchased the properties in 2021 for a combined $2.8 million.

The three purchasing entities agreed to the deal as tenants in common, a type of property title allowing two or more entities to purchase a property together.

WPS Northbridge is managed by White Paper Strategies, a Florida-based firm which purchased two Southbridge apartments for $4.8 million in May.

RSU Investments is a New Jersey-based company managed by Priya and Rohan Udeshi, both of New Jersey.

Sairu LLC is an Ashland-based firm managed by Ramki Tirur of Florida.

The six properties purchased were:

  • A seven-unit building located at 409 Northeast Main St. in Douglas
  • A four-bedroom building located at 32-38 Court St. in Northbridge
  • A four-bedroom building located at 40-46 Court St. in Northbridge
  • A two-bedroom home located at 146-152 Providence Road in Northbridge
  • A five-bedroom building located at 159 Linwood St. in Uxbridge
  • A two-bedroom home located at 161 Linwood St. in Uxbridge

Combined, the properties were given a tax assessment value of $3.1 million, according to municipal property records.
