The Pleasant Valley Crossing shopping center in Sutton has expanded by nearly four acres with the purchase of adjacent soccer fields.
The site at Route 146 and Boston Road is expected to host a multi-tenant 19,000-square-foot building and a standalone 5,500-square-foot restaurant, with construction starting this fall and wrapping up by next summer or early fall, said Michael C. O'Brien, a principal at Galaxy Development, the owner of the shopping center. A lease is pending for the restaurant, he said last week.
The project has yet to obtain permitting for that work, according to the Sutton planning office.
The first phase of Pleasant Valley Crossing features a Market 32 by Price Shopper - the first such branded grocery store by the New York chain - Five Guys, Verizon, Great Clips, Q-Nails, Pleasant Valley Dental and UniBank. Those stores began opening in the summer of 2016.
A later phase, farther away from Route 146 next to Market 32, would be far larger, at 130,000 square feet of retail space. At full build-out, the complex is slated to total 225,000 square feet of retail, plus a residential development for multi-family or senior housing, according to Galaxy.
Auburn-based Galaxy bought the soccer fields site from the Sutton Soccer Club this spring for $785,000. The site was last assessed by the town at $190,700. Galaxy bought the remainder of the roughly 30-acre Pleasant Valley Crossing site in 2012 and 2013 for a combined nearly $4.2 million.
