June was another tough month for Massachusetts housing sales, according to the latest report from Boston-based real estate tracker The Warren Group.
Year-over-year, single-family home sales fell by 23.5 percent. With only 4,313 sales, June 2011 was the worst June on record since 1991 when there were just 4,243 sales.
Last year's numbers were inflated due to the federal homebuyers tax credit. That credit expired in June 2010, so numbers for July 2011 may begin to look better in comparison.
While sales were down in June, prices crept up slightly. The median price for a Bay State home was $325,850 in June, up from $325,000 a year earlier.
Condo sales fell sharply as well, dropping by 32 percent. However, the median selling price for a condo increased by 4.6 percent to $295,000.
The Massachusetts Association of Realtors reported similar trends this morning, including a 17.7 percent drop in the number of sales year-over-year.
