Sudbury Plaza sold in $390M Newmark multi-property sale

One of the biggest players in the Massachusetts real estate market said it brokered the sale of a Sudbury shopping center and eight others. 

Newmark, based out of Boston, said it brokered the sale of the nine grocery-anchored shopping centers across Massachusetts and Rhode Island, including Sudbury Plaza. Newmark represented the seller and procured the buyer, TA Realty of Boston.

Sudbury Plaza is a 75,000-square-foot retail plaza located from 505-507 Boston Post Road in Sudbury. The property, which spans more than nine acres and is anchored by a Shaw’s grocery store, sold for $26.13 million in a deal closed May 9, according to the Middlesex South District Registry of Deeds.

The Sudbury Plaza was sold by an entity registered to the Cambridge headquarters of real estate agency Gravestar. The property is assessed at about $8.5 million by the Town of Sudbury.

In addition to Sudbury Plaza, the sale included Auburndale Plaza in Newton, Brookline Plaza in Brookline, Horn Pond Plaza in Woburn, Norwood Plaza in Norwood, Porter Square Shopping Center in Cambridge, Waltham Plaza in Waltham, Wellesley Plaza in Wellesley, and Pontian Avenue Plaza in Cranston, Rhode Island.

The total sale price for the plazas was $390 million, and it includes 729,437 square feet of space. In total, the properties are 95% leased, including with grocers like Whole Foods Market, Shaw’s, Star Market and Dave’s Fresh Marketplace.
