Subsidized 200-unit senior housing project proposed in Shrewsbury

A 196-unit, partially affordable senior housing development has been proposed in Shrewsbury along Route 20 and South Street. 

At a Tuesday Board of Selectmen meeting, Greystar Property Management proposed the project, which would cater toward active adults over 55 years of age. It would include 49 affordable units for those making 80% or less of the median income, but 100% of the project would count toward Shrewsbury’s Subsidized Housing Inventory, Chris Legocki, Greystar’s director of development, said Tuesday night.

Greystar is a real estate development and management firm with its Massachusetts wing headquartered in Boston. It has more than 45 senior communities, like the one proposed in Shrewsbury, completed or under development.

Tuesday's meeting was to gauge interest from the town about creating a local initiative program application. The LIP application is a way for developers and municipalities to jointly propose a subsidized housing project to the Massachusetts Department of Housing and Community Development, Legocki said.

The developer is hoping to submit a proposal to DHCD by late December so the firm can move forward to a Zoning Board of Appeals hearing by April. The board agreed to revisit the proposal in early December.

The proposed development would be located on a 15-acre plot at 409 South St. The property, which Legocki said is used for light agricultural purposes, is owned by Russell Paul and assessed by the Town of Shrewsbury at $264,200, according to town data.
