A Worcester property, the site of a proposed daycare center and office space, has been sold for $1.4 million to an entity owned by one of the people behind the project.
The 7.29-acre parcel of undeveloped land at 561 Plantation St. was sold in a deal finalized on Wednesday, according to Worcester District Registry of Deeds records. The property was purchased from The Heart of New England Council, by Worcester RE LLC, a Littleton-based entity. The Heart of New England Council is part of Scouting America, which is the rebrand of Boy Scouts of America.
Worcester RE is managed by Kunal Rao, Parag Laddha, and Manoj Gandhi, three individuals who are affiliated with a proposal to construct a 10,000-square-foot daycare at the site, as well as a 5,000-square-foot office. Plans for the project were filed with the Worcester Planning Board in February 2024.
The proposed daycare will be operated by The Learning Experience, a Florida-based entity with more than 450 child daycare centers across the United States. Existing Massachusetts TLC locations include Milford, Foxborough, and Andover.
The site was given a 2025 tax assessment value of $3.77 million, according to City of Worcester property records.
Will Kelleher and Drew Higgins of Worcester real estate brokerage Kelleher & Sadowsky Associates represented the seller in the transaction, while Marc Schaen of Afonso Real Estate in Milford represented the buyer.
